1. To book a viewing

Viewings of any of the properties is by apointment only and 24 hours notice

must be given to existing tenants when booking an appointment.

Please contact us and this can be arranged.

2.How do I go about securing a property?

Once you have chosen your property you will required to pay a deposit of one month's rent plus an administration fee of 20% of a month's rent.The deposit is held in a tenancy deposit scheme.

3. Would my parents need to guarantee my rent?

A parental guarantee is required for all students which guarantees rent payment for the duration of your tenancy.These guarantee forms must be completed and signed before your tenancy in Bristol commences.

4.What happens with utility charges?

Rent is exclusive of other outgoings such as water, sewerage, electricity, gas and telephone, unless stated otherwise. When you move into the property you must take a meter reading and advise the service companies accordingly.

5.As students do we need to pay council tax?

All full time students are currently exempt from council tax. Any professional tenant living with students will need to make there own arrangements with Bristol City Council.

6.When can I collect keys and move in?

Keys can be collected at midday on July 1st unless a special arrangement has been made with the landlord.

All properties are handed over in a clean and tidy condition but please be aware that in most cases the previous tenants may have only vacated the property on the 30th June, so tenants moving in on the 1st July may find some cleaning and maintenace work being carried on around them.

7.Maintence issues during the year

You will have the mobile number and email of Hillside Property Company. Please contact them during working hours and any problems will be dealt with as quickly as possible.

8.What happens when we move out of the property?

It is very important the properties are handed back at the end of the tenancy in a clean, tidy and undamaged 

condition. If this is the case all the deposit is returned. Please leave your forwarding address for this to happen quickly and smoothly. If the property needs cleaning then this cost  will be deducted from the deposits and split evenly between the tenants.
